Which town, and which gate
The commute question is really a gate question. From Vass and Cameron, the NC 24/27 corridor runs east toward the Longstreet area and the installation's northern access points — Blake's rule of thumb is roughly 25-35 minutes off-peak, the shortest in the county. From Southern Pines, most commuters take US 1 south to NC 211 east or the Plank Road corridor toward the western gates, roughly 35-40 minutes off-peak. From Pinehurst and Aberdeen, the NC 211 corridor runs roughly 40-50 minutes depending on gate. These are local estimates, not published figures — drive your route at your actual report time before choosing a neighborhood.
Peak hours and gate reality
Inbound traffic stacks roughly 0600-0800 and outbound 1600-1800, and a gate that flows in ten minutes at 0530 can take three times that at 0715. Commonly used access points from the Moore County side are the Chicken Road and Longstreet gates, with Yadkin Road and the All American area serving traffic from Fayetteville. Gate names, hours and access rules change, so confirm the current list with the garrison rather than a listing or forum post. Note also that the installation's name is currently Fort Bragg, restored in 2025, while Congress has been considering reverting it to Fort Liberty — you will see both on paperwork.
VA financing in North Carolina
A VA purchase loan generally allows no down payment and no monthly mortgage insurance, with a one-time funding fee that many service-connected disabled veterans are exempt from. Get your Certificate of Eligibility before writing an offer. VA appraisals apply Minimum Property Requirements, and in this market the recurring items are roof age, crawl space moisture, wood-destroying insects in sandy soil, and well and septic condition on rural property. The offer itself goes on North Carolina's Form 2-T, where the VA amendatory clause and the due diligence structure have to be handled correctly.
The due diligence trap for PCS buyers
North Carolina splits your money in two: a due diligence fee paid directly to the seller for the right to terminate, generally non-refundable, and an earnest money deposit held in trust with different refund rules. For a family moving on orders that can change, size the due diligence fee conservatively — it is the piece you typically do not get back. Ask your agent to explain both lines before you sign, and remember that a North Carolina closing runs through a real estate attorney rather than a title company.
A workable PCS timeline
Ninety days out: confirm entitlement, get preapproved, pick your gate. Sixty to seventy-five days: house-hunting leave or a virtual tour week, drive the commute at report time, shortlist two towns. Forty-five to sixty: go under contract and use the due diligence period for inspections, well and septic, and survey. Thirty days: lock the rate, schedule the VA appraisal, set up utilities. Two weeks: closing prep with the attorney, final walkthrough, movers confirmed. Use the installation housing office and school liaison office throughout — both are free and both know things listings do not.
